Your Ever-Evolving Tulum Vacation Rental

Over the past several years, if you’ve stayed in a condo on or near the beach in Tulum with your family, you have probably seen the prices go up and the availability go down, while the amenities and luxury factor, for the most part, has remained the same.

Tulum is located in the Mexican Caribbean just south of Cancun and downtown Playa del Carmen. It’s a stunningly beautiful, off-grid locale, with a variety of boutique, beachfront hotels featuring mostly basic rooms, in most cases without air conditioning. Oftentimes, the other amenities amount to a bed, a bathroom and a mosquito net.  

Now, there’s nothing wrong with any of that, except for the fact that now your two kids are older,so they are going to need a separate cabana. They also aren’t shy about expressing the idea that, while they love the beach, it would be great to have a pool and some air conditioning at night (they may not have inherited as much of your adventurous spirit!). This scenario is also true for couples who travel together. At an average daily rate of $350 per night (up to $1,000), the idea of finding two available cabanas (and not always guaranteeing air conditioning) becomes less affordable and therefore less appealing. Not wanting to give up yearly vacations to the spectacular destination of Tulum, you might just decide to take a look and see what the vacation rental market in Mexico’s Riviera Maya has to offer.

Like most folks, you’ll probably start by Googling “Tulum Vacation Rentals,” and all the standard top vacation websites will appear at the top of the list, including Air BNB, VRBO, FlipKey, and HomeAway. Already knowing that no condominiums exist on the sand in Tulum, one of your priorities is being as close to the beach as possible. Picking through several listings, you’ll find that many exist in a new master-planned development called Aldea Zama, which is located between town and the beach road. Here, there is a commercial center under construction that they are calling the future “5th Avenue of Tulum” after a popular pedestrian-only street already located in downtown Playa del Carmen, along with a couple of restaurants. A wide range of vacation homes and rental properties already exist here at a wide range of prices, so next you’ll probably begin digging deeper to see which properties have the most amenities (an on-site restaurant, shuttle service to the beach, etc.). At this point, I am sure you can see where I am going with this hypothetical situation, because it’s becoming less and less hypothetical for many savvy travelers.
